Question: How much insurance do I need to have on my condominium?

Answer: Typically owners carry $300,000 in liability insurance on their unit. This is a requirement if it is a rental unit. In addition many owners carry loss of use insurance, loss assessment insurance, dwelling and personal property insurance. The amount of coverage varies with personal circumstances. A current copy of the insurance declaration page must be kept on file in the Property Manager’s office.

Question: Do I need a business license? How do I obtain one?

Answer: Any owner who rents their unit is required to have a current license from the City of Orange Beach on file in the Property Manager’s office. A license can be obtained at City Hall, 4099 Orange Beach Blvd., Orange Beach, AL 36561. Phone number 251-981-6979.

Question: How many parking registration certificates are allowed per unit?

Answer: SeaChase actually has 1.3 parking spaces per unit. Owners are allotted 2 spaces per unit regardless of whether it is a 2 bedroom or 3 bedroom unit. Owners will receive 2 owner vehicle decals which register two vehicles by tag number. Those two vehicles will not have to pay $20 register. All other vehicles registered with guests to stay overnight in their unit will have to pay $20 to register the vehicle. This includes family members such as children, aunts, uncles etc.

Question: Are pets allowed?

Answer: Only owners may have pets on site. They must be kept on a leash at all times. They must use the designated areas to walk and owners must pick up after their pets.
